Kenner Concrete Leveling: Sunken Driveways, Patios & Garage Floors

Kenner runs from the river to the lake, and the ground changes along the way. Older homes near Rivertown sit on firmer soil than the newer subdivisions north of I-10.

New Orleans Concrete Leveling connects Kenner homeowners, landlords and businesses with independent local contractors for concrete leveling — raising sunken driveways, patios, garage floors, pool decks and walks by injecting material underneath instead of tearing them out. With mudjacking, typical Kenner prices follow the metro ranges: $600–$1,400 for a 150-square-foot patio, $1,400–$3,200 for a full garage floor and $1,800–$4,100 for a full driveway, per HomeGuide's mudjacking cost data. Polyurethane foam runs $8–$25 per square foot, roughly double.

The city stretches from the Mississippi to Lake Pontchartrain, with Louis Armstrong New Orleans International Airport taking up much of the middle. That long north–south span crosses two very different kinds of ground.

Common in Kenner

What sunken concrete looks like in Kenner

Driveways dropping at the garage

Common in the 1970s-and-later subdivisions north of I-10, where driveways sit on reclaimed lakeside fill.

Patios draining toward the house

Settled patios reverse their slope and send rain back under the slab and against the foundation.

Pool deck gaps at the coping

Backyard pools in north Kenner sit in backfill over soft ground that keeps compacting.

Cracked garage floors

Door edges take wind-driven rain and the weight of every car — and drop first.

The local picture

Why concrete sinks in Kenner — the ground under it

The oldest part of Kenner, Rivertown, sits along the Mississippi on the river's natural levee — higher, sandier, older ground that settles slowly. South of I-10, most homes are cottages and ranch houses from the 1950s and 1960s. North of I-10, toward the lake, the subdivisions — Driftwood Park, Chateau Estates, Woodlake and their neighbors — were mostly built from the 1970s on, on land reclaimed from lakeside marsh and drained by pumping.

That reclaimed ground is the same kind the City of New Orleans describes across the region: organic soils that shrink and oxidize after drainage, contributing to average subsidence of about 0.2 inches a year and much more in places. In north Kenner, that shows up as driveways dropping away from garage slabs, patios tipping toward houses and pool decks separating from coping — flatwork poured on a shallow base over soil that is still compacting, next to a house slab built heavier.

Water speeds everything up. Kenner's lots are flat, and the area gets more than 60 inches of rain a year (NWS). Downspouts that empty onto a driveway edge or patio corner carry soil out from under the slab every storm. A lift that lasts here includes sealing joints and moving that water away.

Call (504) 517-8336 now for a free, no-hassle quote, or send the form with the address and what dropped.

  2. 02

    Estimate within 24 hours

A local contractor measures the drop, checks for voids — common near Kenner downspouts and slab edges — and gives a written price.

  3. 03

    Lift and fill

Material is injected under the slab through small holes until it is back to grade. Most residential jobs take a few hours.

  4. 04

    Seal and drain

Holes patched and joints sealed so Kenner's heavy rain can't wash out the new support.

Typical Kenner ranges are published below, with sources, before anyone visits.

  • Local ground, explained

The subsidence data and soil history that decide whether a lift lasts are laid out on this page.

  • Method-neutral

Mudjacking and foam are both explained, so the method fits the slab rather than the rig.

FAQ

Concrete leveling in Kenner: questions

How much does concrete leveling cost in Kenner?

Kenner mudjacking jobs follow the metro ranges from HomeGuide's cost data: about $600–$1,400 for a 150-square-foot patio, $1,400–$3,200 for a full garage floor and $1,800–$4,100 for a full driveway. Mudjacking runs $4–$9 per square foot, foam $8–$25, with a $300–$700 minimum.

Why do north Kenner driveways settle more than those in Rivertown?

North Kenner, toward the lake, was largely built from the 1970s on land reclaimed from marsh, where organic soils keep compacting. Rivertown sits on the Mississippi's natural levee — older, higher and firmer ground.

Is foam or mudjacking better for a Kenner driveway?

On soft reclaimed soil, lighter polyurethane foam ($8–$25 per sq ft) adds less load and lets you park the same day. On firmer ground with a single large void, mudjacking ($4–$9 per sq ft) is often the better value.

Can a pool deck in Kenner be leveled without replacing it?

Usually. Settled deck panels can be lifted back to slope away from the pool and the coping joint resealed. If the same spot keeps sinking, have the pool plumbing checked for leaks first.

How long does a leveling job take?

Most residential lifts take a few hours. Foam cures in about 15 minutes; mudjacking slurry needs about 24 hours, and HomeGuide advises two to three days before driving on it.
